An adaptive reuse project with rooftop views of Harrisburg

A historic building along North Front Street in Harrisburg and within HARB review jurisdiction features rooftop space that the owner sought to convert to a modern rooftop plaza for meetings and outdoor entertaining and rental space for community gatherings like art shows and stand-up comedy showcases. The space must be able to adapt to a multitude of functions the rooftop may serve.

We listen.

Warehaus was selected to conceptualize the rooftop plaza based on our ability to design and execute with creativity and maintain a design schedule. The project successfully launched with a meeting where Warehaus worked in collaboration with the owner to develop an intention statement, clearly define the project goals and outline project parameters – like HARB approvals, railing modifications, structural implications, accessibility, and project costs. With all team members on board during the initial planning session, Warehaus and the owner ensured alignment from the very start.

We design.

The rooftop is designed to accommodate a number of functions while highlighting the historic integrity of the space. The existing skylight will be modified to a flat walkable skylight, to maximize the floor area while allowing light to the interior space below. Moveable furniture systems will allow for easy reconfiguration for a variety of occasions. A full outdoor kitchen and millwork will support catering and allow for storage of exterior equipment and furniture. A steel pergola system will support overhead shading, lighting, televisions and ambient heating elements. Small gathering spaces will be created in the turrets and integrate collapsible cantilevered umbrella and gas fire pits. A cantilevered ramp will also support accessibility that did not exist historically. To preserve river facing views, thin metal and glass railing systems will be utilized.

We deliver.

Together with JEM Group, Inc., the project’s construction manager, Warehaus will deliver a design solution in time for proper integration into an already existing construction project of adjacent spaces and to take advantage of the open walls and ceilings for the additional MEP utilities required for the roof top space. The project design will also be correctly timed to ensure any structural weight limitations for the roof plaza can be properly coordinated with the structural engineer of record already designing new steel for the reinforcing of the existing structure.
