2021 Downtown First Award


Warehaus Honored at 2021 Downtown First Awards as Outstanding Large Business of the Year

Downtown Inc recognized businesses, organizations and individuals who have made a difference in Downtown York through their commitments of time, advocacy and resources at the 21st Annual Downtown First Awards Sponsored by The Glatfelter Agency. This year’s Awards took place at 6 p.m., Thursday, August 19, at PeoplesBank Park, sponsored by York Revolution.

Warehaus was honored to be selected as “Outstanding Large Business,” among a host of deserving candidates, including our valued client O.N.E. Hospitality and Fulton Bank, Truist, and York Revolution. Warehaus has called the York community home for more than 40 years, most recently relocating from 320 North George Street to 231 North George Street.

Of Warehaus’ nomination, York County Economic Alliance Vice President Silas Chamberlin said,

It was well deserved for everything Warehaus does for the regional economy and for what it means to have you in York…remaining in Downtown York and replanting your flag on North George St. was really a big deal for the community, so we were glad to have a chance to celebrate it.

Warehaus Rethinks the Workspace’s
Post-Pandemic Success


Two Long-Term Employees Lead the Move and Take Ownership
of AE Firm with 40-Year Legacy

In the wake of Covid-19’s impact on workspace needs, Warehaus is transforming their workplace environment with a move to a new location that maximizes space and sustainability and provides flexibility for collaboration and remote working.

In 2020, like many businesses across the US, Warehaus’s work force went exclusively remote for more than 6 months. The change was seamless, in that they were equipped with the technology and software to keep employees online with no interruption of service to clients. Following the return to in-person work in September 2020, Warehaus anonymously surveyed their employees to understand firm-wide successes and challenges with remote work. 97% of team members expressed interest in continuing part-time remote work, mirroring nation-wide trends toward a hybrid work approach, blending time in the office with time working from home. With efficiencies gained from remote work, Warehaus integrated a hybrid remote policy that accelerated the need to evaluate their office space needs.

We are very proud of our current LEED Platinum office space and the impression it makes from the moment you walk in the front door. We designed the space to be a shining example of adaptive reuse, and we transformed a historic space into an effective, modern workspace that reflected our collaborative work style. But as our company evolved and remote work became more prevalent, it became much more space than we needed. What was once the picture of sustainability became an inefficient workspace following changes brought to light by the pandemic.” said Troy Bankert, Warehaus’ CEO.

The opportunity to right-size their workspace arose when the 1st floor of The W. Latimer Small Building opened for lease on North George Street, just steps away from Warehaus’ former office. It was critical to the Warehaus team to remain downtown and continue to support the local community, making this location an ideal option. It was also paramount to find a space that accommodates Warehaus’ unique working style – with space for team discussions, collaborative pin-up sessions and individual focus.

The new space allows us to be in an environment that is right-sized and brings our team closer together. It has all of the critical pieces that allow us to work in the same way we currently work, so our collaborative culture can thrive.” said Bankert.

The change in location also aligns with a change in ownership, as Warehaus departs from the Kinsley Enterprises family of companies to new ownership under the leadership of two long-term employees – Troy Bankert, AIA, CEO and David Koratich, COO.

The team is led by two employees with long-term history with the firm, Troy Bankert and David Koratich. Bankert served in many roles during his 32-year tenure, including project manager and director of architecture. As CEO, Bankert continues to lead the architectural team and also serves as lead representative for the firm, driving strategic communications and client relationship management. Koratich joined the firm in 1999 and in addition to his role as director of engineering, he also leads internal operations including information technology, facilities, internal policies, budgets, business plans and processes.

The Realities of Remote Work


Lauren Bergman – Marketing Director
With a background in advertising and marketing communications, Lauren brings an organized, disciplined approach to her role at Warehaus, combined with a passion for creativity and storytelling. Over her 18-year career, Lauren has marketed both consumer products and consumer services, as well as business-to-business services, giving her a well-rounded approach to varied marketing challenges. Lauren holds a Bachelor of Arts degree in Advertising from Penn State University, and lives in Lititz, PA with her husband, son and a house full of pets.

Danielle Lee – Art Director
Danielle’s agency background, artistic vision and approachable nature make her a great partner. She believes that listening to her clients is the first critical step to creating functional graphics that express the unique brand of a company or organization. Whether through team brand assessment sessions or one-onone collaboration, Danielle is inventive, organized and thorough in the support she provides on all projects – from logo development to web design, experiential graphics, and a myriad of skills that serve the Warehaus team and external clients.

Angie Liddick –  Chief Human Resources Officer
With responsibilities for employee relations and recruitment, benefit management, policy development and continuing education. Angie has 5 years of service with the Warehaus team.

Warehaus Announces New Ownership


Two Long-Term Employees Take Ownership of Award-Winning,
York-Based Architecture and Engineering Firm with 40-Year Legacy

YORK, Pa. –Warehaus, a York, Pennsylvania-based, industry-leading architecture and engineering firm is proud to announce Troy Bankert, AIA and David Koratich, both of York, PA as the company’s new owners. Bankert has been the company’s Chief Executive Officer and Koratich the company’s Chief Operating Officer since 2019. The duo purchased Warehaus from the company’s former owner, Kinsley Enterprises, who held ownership for the last 40 years.

New firm co-owners Bankert and Koratich each have a long history at Warehaus, spanning as far back as 1988, when the firm was known as LSC Design. Bankert served in many roles during his 32-year tenure, including project manager and director of architecture. As CEO, Bankert continues to lead the architectural team and also serves as lead representative for the firm, driving strategic communications and client relationship management. Koratich joined the firm in 1999 and in addition to his role as Director of Engineering, he also leads internal operations including information technology, facilities, internal policies, budgets, business plans and processes. As co-owners, Bankert and Koratich will oversee the day-to-day operations of the firm as well as overall asset management, guiding the strategic vision for ongoing growth and advancement.

The ownership change comes following a collaborative evaluation between Warehaus and Kinsley Enterprises focused on identifying the optimal path for Warehaus to continue to expand its legacy as a thriving architecture and engineering firm as well as capitalize on opportunities to expand relationships with construction firms across the Mid-Atlantic region. The transition positions both companies and their teams for ongoing collaboration and growth.

“We are and have been a successful and thriving firm, and we’ll continue to build on that success as an independent company,” said Bankert. “While operating autonomously for many years, we’ve built strong relationships with key partners and clients. We now have the ability to explore relationships with new clients that may have had reservations about us in the past, due to our construction roots. We are grateful for the solid foundation Kinsley Enterprises has built and look forward to continuing to deliver innovative architecture and engineering solutions to our expanding client base. We also look forward to continuing to work with Kinsley companies, competing for and earning their business as we always have.”

In addition to the ownership change, Warehaus will also be moving office locations to the first floor of the W. Latimer Small Building. This move is predicated by an analysis of their workspace needs following changing workplace trends, like remote working. Warehaus will stay true to its roots as a downtown York firm, working in a sustainably responsible, LEED-certified office that maximizes space and provides flexibility for collaboration and individual focus.

Creative Curiosity E10: Preconstruction: Prior Planning Prevents Poor Performance


Sean Cotter provides overall leadership and support to the preconstruction and estimating teams through his grasp of the current economy, pulse on the local and national trade markets, and experience of all phases of the preconstruction process.

His experience as a United States Marine along with a degree in Industrial and Organizational Psychology gives him a unique perspective on team building, process efficiencies and client relations.  A strong believer in finding the most direct path to a solution, Sean is consistently looking for new and unique ways to improve the clients experience while building a strong well-rounded preconstruction team.

Sean serves on the advisory board of the Lancaster branch of the Salvation Army.  Previously, Sean volunteered at the Lancaster Chamber on their Small Business Committee as well as a board member at the Historic Preservation Trust of Lancaster County.

With more than twenty years of experience in the environmental consulting industry, Matt Adukaitis is an expert in environmental due diligence in support of real estate transactions. As an environmental professional (EP) meeting the qualifications specified in the EPA’s All Appropriate Inquiry Final Rule, he has performed over 1,200 Phase I ESAs, New Jersey Department of Environmental Protection (NJDEP) Preliminary Assessments, Phase II Site Investigations, and real estate transaction screens at commercial, residential, industrial facilities, and development tracts throughout the eastern United States. In his role as Environmental Due Diligence Project Manager at Liberty Environmental, he is the key client contact responsible for the daily management of real estate due diligence projects, from single sites to large portfolios, including Phase I environmental site assessments, Phase II site investigations, property condition assessments, and specialized evaluations for lender, attorney, and developer clients.  Matt is a graduate of Denison University with a degree in Environmental Studies. He holds additional professional certificates in Property Condition Assessments and Radon.

E8: Multi-Talented Twins Bring York College Skills to Warehaus Internship Program


Hazel and Maisie O’Neill recently graduated York College of Pennsylvania’s accounting program. Throughout their time at York College, they have gained experience in managerial, financial, intermediate, and advanced accounting. They also got familiar with audit and non-for-profit organization.  As interns here at Warehaus, Maisie and Hazel have been afforded the opportunity to utilize their skills gained at York College and have be able to successfully apply them in a professional setting.
