Transforming a Challenging Site into an Accessible Hotel and Office Complex Along a Main Travel Corridor
In the revitalized neighborhood of Locust Point, key Baltimore landmarks like Inner Harbor and Federal Hill are within view. It is also home to the Port of Baltimore and the cruise terminal, making the corner lot location in the bustling mixed-use McHenry Row development an ideal home for the new 85,000 sf Courtyard Marriott hotel and a 60,000 sf office building.
The tight lot posed many site constraints and required careful planning. Warehaus’ design team planned to connect the office building to an existing parking garage and to position the hotel so it can easily be seen while traveling main transportation corridors, including I-95, while also preserving views of the waterfront from the site. The 8-story hotel, based on a new design prototype for Marriott properties, includes 126 rooms. Both buildings will be LEED Silver certified.
Construction has already begun, and a late 2018 completion date for the office building and a Spring 2019 grand opening for the hotel are projected.
