A Gateway to York City
At the corner of North George Street and West North Street sits an unoccupied historic building, one of the last properties fit for revitalization along the Northern Gateway to York city. Cattycorner to the York Revolution baseball stadium, this property is within HARB review jurisdiction and is an RACP project supporting local initiatives for urban housing and job creation.
We Listen
Working with the developer and the restaurant owner, Warehaus assisted communication between parties. They facilitated a communication plan to ensure the developers’ needs for the structure and utility infrastructure were solidified and met the property managers’ requirements. The plans also supported the restaurant operator in regard to flow and equipment. In addition, Warehaus planned broadly to ensure the facility could accommodate a range of restaurant types, thus reinforcing the landlord’s rentability of the space in the foreseeable future.
We Design
This mixed-use project includes three 2,000 sf single-family housing units, each with three stories with a basement, and a 5,842 sf full-service restaurant and bar with first and second floor and rooftop deck seating. Both the residential and restaurant require new, full MEP systems. The exterior requires envelope and structural restoration as a result of previous fires and will also feature exterior lighting to showcase the restored building at night. Site master planning for parking for residents, restaurant patrons and food service deliveries will be handled with the assistance of the civil engineer. In addition to the existing building rehabilitation, new construction will support kitchen and food service areas of the restaurant, such as coolers, dish washing and keg storage. Full interior design and kitchen design also includes a 5,000 pound masonry pizza oven.
We Deliver
The project will result in the perfect combination of exterior historic restoration blended with modern new construction and integration of modern amenities for an industrial fit and finish. A painted mural on the side of the building will proudly communicate the location as the “Gateway to the City”.
