A Successful Project on the Fast-Track
Ollie’s Bargain Outlet is the Mid-Atlantic’s largest retailer of closeout, surplus and salvage merchandise. Therefore, getting a new warehouse and distribution center quickly operational is paramount to a profitable business.

To design the 603,000 sf distribution facility, Warehaus utilized 30+ years’ experience with distribution and logistics-intensive facilities. A design/build delivery system was key to meeting the aggressive schedule.
We Design
Warehaus significantly reduced the amount of time needed for construction and minimized the impact of winter conditions by designing the structure with a system of 193 precast concrete panels and a structural steel frame. The roofing frame system includes steel joists and girders with metal roof decking painted white on the interior surface. The roof is a 60 mil adhered EPDM roofing system. The warehouse floor is a 7-inch, fiber-reinforced concrete slab with Glazit, a non-toxic cement additive for waterproofing and sealant for concrete.
We Deliver
By working closely with a material handling designer, they incorporated efficiencies throughout the building shell, for maximum storage capacity. Through the design/build partnership, architects, engineers and construction estimators worked together to concurrently fast-track production. The entire facility was constructed in just 6 months – one month ahead of the originally scheduled completion date.
