This master plan proposes the development of approximately 93 acres in Springettsbury Township, York County, Pennsylvania. The plan includes a community with 130 single-family detached units, along with 160,000 square feet of commercial, retail, and office space. The lots range in size from 4,500 square feet to 32,670 square feet. Stormwater design is challenged by karst geology.

Warehaus obtained variances for reduced residential lot sizes and street setbacks to create a more friendly ‘front porch’ oriented community in consideration for greater areas of shared open space.
