Full-Scope Civil Engineering Services Along the Busy I-83 Corridor

Since 2008, development along the I-83 corridor in York County, Pennsylvania has been constant, including Phases I and II of Orchard Business Park in East Manchester Township.

Adding to this collective along the I-83 corridor is a 1,000,000 sf warehouse located at 84 Zions View Road.  Situated on approximately 100 acres, developing the project required subdivision and land development permitting through East Manchester Township, a General NPDES permit with erosion and sediment control plan approval from the York County Conservation District and a PennDOT Highway Occupancy Permit for extensive roadway improvements both at the site and offsite. Warehaus also provided planning and design of a public sewer extension through Manchester Street.  

We Design

Prior to development, Warehaus provided site pre-design services to determine the lot configuration and site layout for the proposed development. Our team reviewed and summarized the Municipal Ordinances and prepared conceptual sketches, grading plan sketches and an analysis of potential environmental impacts each layout could encounter. 

We Deliver

The project required Warehaus to provide extensive oversight and construction management services throughout the build which had an extremely tight time schedule.  Construction was completed in less than one year.
