Kinsley Properties and Royal Square Development & Construction have joined forces for the adaptive reuse and conversation of a vacant office building into a 43-unit apartment complex. This 38,000 sf project, located at 204 N. George Street, marks the revival of the former Fox Baking Company. The building’s history as a bakery and its subsequent transition to an office setting culminated in four years of vacancy, prompting this ambitious conversion.

This trend of repurposing former office spaces into contemporary apartments is gaining momentum, with the Fox Bakery project being the latest addition to downtown York’s urban revitalization. Financed by York-based Traditions Bank, the project harnesses state and federal tax credits for historic preservation.

Warehaus leads the architectural design services for this conversion, which includes not only 43 apartment units but also two ground-floor retail spaces, a mail area, bike storage, and a community gym. The property, owned by Kinsley since the 1990s, boasts a prime location with dual aspects – one entrance facing North George Street and the main entrance accessible from West Gay Avenue.
