Creation of a modern entertainment experience at a treasured York landmark

Originally built in 1906 as a one level dance hall, the Capitol Theatre is now home to a 450-seat venue hosting more than 125 entertainment and performing arts events each year. Efforts to secure the theater’s ability to serve York’s modern entertainment needs make for a more vibrant and economically flourishing downtown.

We listen.

Setting the foundation for the renovation work, Warehaus surveyed the interior of the theatre to confirm existing conditions and gain a more detailed view of areas in need of extensive intervention. Warehaus then designed thoughtful upgrades throughout.

We design.

By working with the seating manufacturer to confirm balcony re-rake and revised sight lines, every balcony seat now allows for a full view of the stage. On both the upper and lower levels, seating is now more comfortable, and a sound wall on the lower level eliminates light and noise disruptions. The lobby and concessions areas are expanded and include a ground floor ADA accessible restroom. Theater walls and ceiling were re-painted and plaster was replaced to provide a fresh new look.

We deliver.

Warehaus’ MEP engineers reviewed existing conditions and designed plumbing, HVAC, electrical and lighting for lower level restrooms, lobby and concessions areas. Lighting upgrades within the theatre included design of egress lighting and emergency backup ballasts. They also implemented a fully-compliant NFPA 13 sprinkler system and a NFPA 72 fire alarm system.
