Springettsbury Township, PA
This master plan proposes the development of approximately 93 acres in York County, Pennsylvania. The plan includes a gated community with 127 single-family detached lots and five estate lots with more than 6,500 linear feet of new roadway. Stormwater design is challenged by karst geology and the presence of active sinkholes on surrounding properties. Warehaus obtained variances for reduced residential lot sizes and street setbacks to create a more friendly ‘front porch’ oriented community in consideration for greater areas of shared open space. Services included Subdivision, Stormwater Management, NPDES, Utility Design/Permitting/ Coordination, Construction Administration, Post Construction and Record Plans
North Codorus Township, PA
Warehaus worked with Twin Pine Farm Inc. to subdivide a 35.6 acre parcel into five commercial lots. Warehaus provided Schematic Design Phase Services to determine the general lot configurations. During this phase, Warehaus worked closely with the Client to ensure their needs and desires were fully understood and met by our team. Twin Pine Farm, Inc., operated a Country Farm Store on the property and used the remaining land for agricultural purposes. Warehaus also prepared and submitted a Subdivision Plan to the Municipality.
South Middleton Township, PA
As part of the township’s vision for a newly created “Town Center” zoning district, this area will become a true mixed-use destination along the Walnut Bottom corridor. The project’s first phase is comprised of 60 town houses, 363 apartments, a community center, club house, pool, garages and appropriate parking. Warehaus is providing site planning and development for the multi-family sections, as well as a 30,000 sf ambulatory medical offices building. Future phases will focus on the project’s commercial area and the construction of retail buildings with multi-use. Additionally, trees will be placed throughout the development along with several storm water management areas and open spaces. The property also has been designed for pedestrian access with sidewalks and walking trails.
Town of Elkton, MD
Southfields of Elkton is one of the largest development projects in The Town of Elkton. Upon completion, the mixed-use project will consist of residential units including single family homes, apartments for both seniors as well as families and condos. Retail, commercial, sports/recreational and light industrial uses are also included in the project to truly create a LIVE WORK PLAY Community aspect. The project will include over 280 acres of open-green space and recreational park areas.
Dover Township, PA
Donwood Estates is located on 150 acres and is near many modern conveniences. The subdivision design and permitting of the site was performed by Warehaus’ civil engineering/land planning team. Prior to development, Warehaus performed several environmental services including Wetland investigations and preparation of a PNDI Endangered or Threatened Species Search submission. The team was able to maintain the Client’s vision of an open space development while achieving the desired number of dwelling lots. Services provided included civil engineering, land planning, subdivision design, construction administration, environmental permitting, stormwater management, and site evaluation.
