Winner of the 2018 ULI Wavemaker Award and the 2015 AIA Central PA Citation Award

Nelson Kohl serves as the new front door to Station North, the first Arts & Entertainment District in Baltimore which is brimming with a diverse showing of artist spaces, galleries, row homes and businesses. As Station North’s first, Class-A mid-rise market-rate urban apartment building, the Nelson Kohl transforms a once abandoned and derelict site in Baltimore’s first Arts and Entertainment district into a grand artistic gateway.

We listen.

Just steps from Penn Station, Nelson Kohl Apartments reflects the vibrancy of the burgeoning neighborhood and welcomes residents by offering more than 100 transit oriented living spaces.

We design.

Comprised of contemporary market rate studios, 1, and 2-bedroom apartments featuring quality finishes, the Nelson Kohl also features a gallery space, gymnasium, an eighth-floor community space, a residents’ library, and a roof-top deck that serves as an outdoor space, as well as bicycle racks and a retail space on the ground floor that responds to the needs of the community. Located on a former parking lot, in a multimodal transportation node, the facility boasts a 10,000 sf green roof which reduces the site’s storm water, and an energy efficient building envelope with a continuous air-barrier.

We deliver.

With constructability and longevity in mind, the structure was designed with a modular framework where color, texture and pattern is executed in a thoughtful and intentional way. By tapping into the rich art scene and its focus on craft, making, and improvisation, color, texture and pattern are blended to encourage the ongoing conversation about the future of Station North.
