The Dunkin’ and Jimmy John’s project at Shoppes on the Trail, 3245 N Susquehanna Trail, is another project between Warehaus and longtime partner and Dunkin developer GN Realty. Located at a signalized intersection just a quarter mile west from the I-83 Emigsville Exit, the project transforms an existing underutilized site into a modern retail destination featuring a drive-thru and new construction designed for food, service, or retail-oriented tenants. Surrounded by a strong daytime employment population and a growing residential sector, the development offers high visibility, ample parking and multiple access points, making it a strategic location for both local and passing traffic. Warehaus provided the civil design for the project, ensuring the site was designed efficiently to meet municipal requirements while supporting a seamless integration with surrounding infrastructure.

The site was previously home to a local tavern that was razed years ago, leaving the property vacant and underutilized. This long-awaited redevelopment required zoning relief to allow for both a fast-food restaurant use and a drive-thru. Warehaus led the zoning process by preparing the necessary applications and representing the client through the zoning hearing, ultimately securing approvals for the proposed uses.

A formal concept plan was then developed, and given the site’s size, additional retail space was incorporated into the design. To support the land development plan, Warehaus coordinated with survey, geotechnical, and traffic consultants, ensuring all aspects of site grading, utility connections, stormwater management, and road improvements were properly addressed. All necessary permits and approvals were obtained through Manchester Township and the York County Conservation District, including the site’s NPDES permit for stormwater management.

Beyond zoning approvals, Warehaus ensured the project’s compliance with traffic and land development considerations. While a Traffic Analysis was not initially required, it was anticipated as part of the broader land development process to assess site access and traffic flow along North Susquehanna Trail; significant road improvements were ultimately required to facilitate safe traffic flow to and from the site. Warehaus facilitated discussions with municipal officials and attended key meetings to guide the project through regulatory approvals. With a trade area population exceeding 29,000 within a 3-mile radius and significant economic growth in the region, Shoppes on the Trail represents a well-positioned retail opportunity. Through strategic civil planning, the Dunkin & Jimmy Johns’ project is set to provide a functional, accessible, and well-integrated site that enhances the area’s retail and dining options.
