A Large Scale Family Attraction in Gettysburg

Once the site of the former Boyds Bears Country “The World’s Most Humongous Teddy Bear Store” flagship retail store that closed in 2011, a 130,000 sf barn-shaped structure stands as the centerpiece of 130 acres that straddles Cumberland and Freedom Townships outside of Gettysburg. Under the ownership of Brian Smith, who grew up near the property, a new venture aims to reimagine the space as a haven of family-friendly hospitality and entertainment. Smith envisions a venue for weddings, corporate events, and a campground. The facility’s existing infrastructure, including parking and pavilions, can accommodate large crowds.

More than 20 years ago, Warehaus designed the retail destination for Boyds Collections, Ltd. The complex was designed as a farm vernacular to “blend into the rural Pennsylvania countryside” – the main structure a five-story red barn, complete with silo (serving as a water tank for fire protection) and corn crib (which doubles as the covered bus drop-off). Visitors entered through large-scale sliding barn doors, and moved through the atrium space featuring stone fireplaces and exposed timber-frame structure. Escalators, elevators, and stair towers ensured that visitors could circulate with ease. Now that Warehaus is revisiting the design for a new purpose, many of those design elements are finding a new life. The main challenge involves determining what elements of the existing ornate building to retain to maintain a coherent design.

Both Warehaus’ Civil Engineering and Architectural Teams are collaborating on the project. The planning and development of multiple properties in the Cunningham Road area of Cumberland Township includes the renovation and conversion of the existing building into a hotel, restaurant and RV Resort Complex. The primary engineering goal is to minimize disruption to the natural environment while creating a cohesive and functional space. Warehaus’ civil engineering team oversees various services such as Traffic Services, Geotechnical Investigation, Zoning Review, NPDES Permit, Land Development Plan, Subdivision Plan, and Utilities Coordination. Warehaus also prepared the landscape plan.

We deliver.

The project aims to address the need for more hotels in the Gettysburg area, which will draw visitors to the local attractions. The project includes a hotel, event space, retail area, restaurant, buffet, arcade lounge, outdoor seating patio, waterpark with a potential poolhouse, glamping cabins, RV area with bathhouses, and more. In addition to the hotel’s first-floor lounge and event space, the 2nd through 4th floors will house hotel suites and management offices. The design of bump-outs in the upper floor corridors represents active design, which encourages discoveries as you navigate to your hotel suite. Some rooms feature both king, queen and bunk beds, designed for family accommodations, and floors 3 and 4 feature loft suites.
